| Lott Brothers Construction Company constructed a 40,000 square foot office building at the corner of Woodland Avenue and Interstate 35 in 1985. The company handled all phases of the project including design coordination, development, construction, finishout and leasing coordination. The site presented several interesting challenges. First, the surface elevation of the site varied approximately 30 feet across the building pad. Second, the property was triangular shaped. To alleviate these issues and maximize the amount of office space developed, an elevated triangular building was selected and grade level parking was provided beneath the building. The two levels of office space were connected directly to a parking structure at one end of the building. The garage feature of the project increased developable office space and provided project entrances at more than one level. Gravity crib retaining walls used at several locations were planted with vines to soften their visual impact.
